Two Ways to Own
A cabin lot, or your own acreage
Phase I lots sit inside the community, walking distance to the amenities or tucked back into the trees, and are sized for a custom or turnkey cabin. Phase I opened with 63 lots and is almost closed.
The Ranch Estates are premium acreage tracts for a private estate, a family retreat or an investment property. Each Estate includes utilities brought to the entrance, a $20,000 allowance toward a custom gate or monument, and full access to community amenities.

From lot to keys, handled in one place
Three Creeks Reserve develops the land, builds the cabin, furnishes it and manages it. You are welcome to bring your own builder, provided they meet our quality standards and follow the community’s Architectural Guidelines.
Step One
Choose and hold your lot
Walk the available lots with our on-site team. A $2,500 deposit secures the lot you want and locks it off the market.
Step Two
Design and build
Select a floor plan, finishes and furnishings, or bring your own builder. Construction typically runs 8 to 12 months depending on weather, cabin size and design selections.
Step Three
Keep it, or put it to work
Use the cabin as your own and place it in the Reserve’s rental program when you are away. Property management is optional and runs 25% of gross rental revenue, covering marketing, technology, support and guest services.
Builder Financing Program
A smarter, safer way to build
Rather than carrying a construction loan, owners contribute 15% in stages across the build. There are no monthly interest payments while your cabin goes up, the loan and title stay out of your name until completion, and you close once instead of twice. Interest is capped and already built into your fixed purchase price.
