Yes. There is no required timeline to begin construction, so you are free to secure your preferred lot and build when the timing is right for you. After 18 months, 50% of HOA dues begin, allowing you flexibility while still supporting the community. Once your cabin is complete, the full HOA applies.
A $2,500 deposit secures your lot and locks it off the market, a simple first step toward owning in one of Broken Bow’s premier cabin communities.
Yes. Lot owners enjoy full access to the resort-style amenities from day one, including the pool, clubhouse, pickleball courts, basketball area, splash fountain, walking trails, playground, pergola seating areas, and all common spaces throughout the property.
Yes. HOA dues support the maintenance of roads, lighting, landscaping, common areas, community insurance, and the long-term preservation of Three Creeks Reserve’s luxury standards. Current dues are $275 per month.
Yes. All lots have access to water, electricity, and high-speed data services. Connection fees may apply depending on the provider. Buried propane is at the discretion of the owner.
Yes. All new construction must follow the Community’s Architectural Guidelines, which protect the cohesive aesthetic and long-term property values of the development. These guidelines cover exterior materials, rooflines, lighting, landscaping, and overall design character.
Yes. Owners may use their own builder as long as the builder meets Three Creeks Reserve’s quality standards and follows all Architectural Guidelines and construction requirements. Many owners choose Three Creeks Reserve’s homebuilding company for a seamless experience.
Yes. Buyers may combine two or more adjacent lots into a single parcel. When combining lots, only one HOA fee will apply rather than multiple. Multi-lot purchases also qualify for lot purchase discounts, and combined parcels often allow for larger homes or expanded outdoor living spaces.
Generally, no. The intended design and spirit of Three Creeks Reserve is for one primary residential structure per lot. Any proposed additional structure, such as a guest cottage or bunkhouse, must be submitted to and approved by the HOA and Architectural Committee.
Absolutely. Detached garages are both allowed and encouraged. Many owners build garages for storing ATVs, personal vehicles, outdoor gear, and recreational equipment.
Yes. ATVs, UTVs, and side-by-sides are permitted within the community as long as posted speed limits are followed and the manufacturer’s recommended age restrictions are honored. Responsible use ensures safety for residents and guests.
If you build with Three Creeks Reserve, clearing and site preparation are included in the process. If using an outside builder, clearing must be performed according to community standards and may be handled by the builder or an approved vendor.
Yes. Owners may sell lots at any time, subject to standard HOA requirements and architectural approval for future plans.
Many lots come with surveys already completed. For others, we can coordinate surveyors who are familiar with the development.
Minimal maintenance is required, mainly keeping the lot reasonably clean, safe, and free of hazards. The HOA handles the maintenance of common areas and roads.
Cabins
We offer curated plans designed for optimal rental performance and owner enjoyment. Owners may also customize or bring their own plans (subject to approval).
The TCR Builder’s Guild is a curated group of builders who meet our quality standards, construction practices, and community expectations. Three Creeks Reserve is the preferred builder, offering a seamless build + management experience.
Yes. You can personalize cabinetry, flooring, countertops, tiles, paint, stain colors, lighting, built-ins, furniture packages, porches, firepits, and more.
Yes. When building with Three Creeks Reserve, our interior design team is included and helps you select finishes, materials, colors, fixtures, and layouts, ensuring your cabin feels elevated and market-ready.
Cabin size must comply with architectural guidelines and lot constraints, but designs range from ~800 sq ft to 4,000+ sq ft.
Absolutely. These enhancements are encouraged.
Cabins built by us include structural, systems, and workmanship warranties aligning with industry standards.
Yes. We provide full-service furnishing through our design team, creating a turnkey, rental-ready cabin optimized for guest experience and revenue.
Yes. Owners may furnish their cabin independently or use a third-party designer.

Financing
Instead of requiring a construction loan, TCR finances your build and allows you to contribute only 15% throughout the build. No monthly interest payments, no loan in your name until completion, and fixed interest built into the price.

Yes. You may choose any lender for your permanent mortgage once the cabin is complete.
No. The construction loan is carried by TCR.

Yes. Many investors use 1031 funds to purchase cabins or lots. We can coordinate timelines with your intermediary.
Yes. This helps you understand down payment and rate options and aligns the parties involved.

No. Appraisals are based on the completed value of the cabin and comparable sales in Broken Bow.
Property Management
No, owners may choose their own management company. However, outside managers must comply with TCR’s quality standards, cleaning requirements, and guest experience expectations.
We oversee the development, construction, furnishing, inspection, hospitality, and maintenance, ensuring a cohesive luxury experience across all cabins, which leads to better guest ratings and stronger rental returns.
