Can I buy a lot now and build later?

Yes. There is no required timeline to begin construction, so you are free to secure your preferred lot and build when the timing is right for you. After 18 months, 50% of HOA dues begin, allowing you flexibility while still supporting the community. Once your cabin is complete, the full HOA applies.

How much does it cost to reserve a lot at Three Creeks Reserve in Broken Bow?

A $2,500 deposit secures your lot and locks it off the market, a simple first step toward owning in one of Broken Bow’s premier cabin communities.

Do lot owners receive access to all community amenities?

Yes. Lot owners enjoy full access to the resort-style amenities from day one, including the pool, clubhouse, pickleball courts, basketball area, splash fountain, walking trails, playground, pergola seating areas, and all common spaces throughout the property.

Are there HOA dues?

Yes. HOA dues support the maintenance of roads, lighting, landscaping, common areas, community insurance, and the long-term preservation of Three Creeks Reserve’s luxury standards. Current dues are $275 per month.

Are utilities available for every lot?

Yes. All lots have access to water, electricity, and high-speed data services. Connection fees may apply depending on the provider. Buried propane is at the discretion of the owner.

Do architectural guidelines apply to lot owners?

Yes. All new construction must follow the Community’s Architectural Guidelines, which protect the cohesive aesthetic and long-term property values of the development. These guidelines cover exterior materials, rooflines, lighting, landscaping, and overall design character.

Can I bring my own builder?

Yes. Owners may use their own builder as long as the builder meets Three Creeks Reserve’s quality standards and follows all Architectural Guidelines and construction requirements. Many owners choose Three Creeks Reserve’s homebuilding company for a seamless experience.

Can multiple lots be combined into a single homesite?

Yes. Buyers may combine two or more adjacent lots into a single parcel. When combining lots, only one HOA fee will apply rather than multiple. Multi-lot purchases also qualify for lot purchase discounts, and combined parcels often allow for larger homes or expanded outdoor living spaces.

Can multiple cabins be built on one lot?

Generally, no. The intended design and spirit of Three Creeks Reserve is for one primary residential structure per lot. Any proposed additional structure, such as a guest cottage or bunkhouse, must be submitted to and approved by the HOA and Architectural Committee.

Are detached garages allowed?

Absolutely. Detached garages are both allowed and encouraged. Many owners build garages for storing ATVs, personal vehicles, outdoor gear, and recreational equipment.

Are ATVs, side-by-sides, or dirt bikes allowed in the community?

Yes. ATVs, UTVs, and side-by-sides are permitted within the community as long as posted speed limits are followed and the manufacturer’s recommended age restrictions are honored. Responsible use ensures safety for residents and guests.

Do I need to clear my lot before construction starts?

If you build with Three Creeks Reserve, clearing and site preparation are included in the process. If using an outside builder, clearing must be performed according to community standards and may be handled by the builder or an approved vendor.

Can I resell my lot?

Yes. Owners may sell lots at any time, subject to standard HOA requirements and architectural approval for future plans.

Are surveys available for each lot?

Many lots come with surveys already completed. For others, we can coordinate surveyors who are familiar with the development.

Do lot owners need to maintain their parcels before construction?

Minimal maintenance is required, mainly keeping the lot reasonably clean, safe, and free of hazards. The HOA handles the maintenance of common areas and roads.

Cabins

What types of cabin floor plans are available?

We offer curated plans designed for optimal rental performance and owner enjoyment. Owners may also customize or bring their own plans (subject to approval).

What is the Builder’s Guild?

The TCR Builder’s Guild is a curated group of builders who meet our quality standards, construction practices, and community expectations. Three Creeks Reserve is the preferred builder, offering a seamless build + management experience.

Can I customize my cabin?

Yes. You can personalize cabinetry, flooring, countertops, tiles, paint, stain colors, lighting, built-ins, furniture packages, porches, firepits, and more.

Do you help design the interior of my cabin?

Yes. When building with Three Creeks Reserve, our interior design team is included and helps you select finishes, materials, colors, fixtures, and layouts, ensuring your cabin feels elevated and market-ready.

Is there a limit to cabin size?

Cabin size must comply with architectural guidelines and lot constraints, but designs range from ~800 sq ft to 4,000+ sq ft.

Can I add a hot tub, fire pit, outdoor kitchen, or accessories?

Absolutely. These enhancements are encouraged.

What warranties do cabins come with?

Cabins built by us include structural, systems, and workmanship warranties aligning with industry standards.

Do you offer turnkey furnishing for vacation rental cabins?

Yes. We provide full-service furnishing through our design team, creating a turnkey, rental-ready cabin optimized for guest experience and revenue.

Can I furnish my cabin myself?

Yes. Owners may furnish their cabin independently or use a third-party designer.

Is landscaping included?

Basic landscaping, such as grading and minimal clearing, is included. Buyers may add optional enhancements.

How long does it take to build?

Approximately 8-12 months, depending on weather, cabin size, and design selections.

Do I need to obtain permits?

If using our firm, we handle all permits and inspections. If using your own builder, they must follow county and TCR processes.

Do I have to rent my Broken Bow cabin?

No. Owners use their cabins in different ways, including:

  • Personal vacation homes
  • Full-time living
  • Future retirement homes
  • Short-term rental investments

You have complete flexibility.

Financing

What is the TCR Builder Construction Financing Program?

Instead of requiring a construction loan, TCR finances your build and allows you to contribute only 15% throughout the build. No monthly interest payments, no loan in your name until completion, and fixed interest built into the price.

What payments are required during the build?
  • 5% at contract
  • 2.5% at dry-in
  • 2.5% at mechanicals
  • 2.5% at cabinets

Total: 15%

Can I use my own lender for the final loan?

Yes. You may choose any lender for your permanent mortgage once the cabin is complete.

Do I need a construction loan?

No. The construction loan is carried by TCR.

Do I make monthly payments during construction?

No. You make no monthly interest payments during construction. Interest is capped and included in the price.

Is this a traditional construction-to-permanent loan?

No. TCR finances construction internally. You only close once, at the end.

Can I use 1031 exchange funds?

Yes. Many investors use 1031 funds to purchase cabins or lots. We can coordinate timelines with your intermediary.

Do I need to get pre-approved before selecting a cabin?

Yes. This helps you understand down payment and rate options and aligns the parties involved.

Can I pay cash instead of using financing?

Yes. Cash buyers simply pay the final balance at completion.

Does the financing program affect appraisal?

No. Appraisals are based on the completed value of the cabin and comparable sales in Broken Bow.

Property Management

Do I have to use Three Creeks Reserve Property Management?

No, owners may choose their own management company. However, outside managers must comply with TCR’s quality standards, cleaning requirements, and guest experience expectations.

What makes TCR’s management different?

We oversee the development, construction, furnishing, inspection, hospitality, and maintenance, ensuring a cohesive luxury experience across all cabins, which leads to better guest ratings and stronger rental returns.

25% of gross rental revenue, covering marketing, technology, support, and guest services.

Are there restrictions on how much I can use my cabin personally?

No. It’s your home to use as you please.
